Property: Quiet sales but a leap in priceThe median sale price for houses in Wanaka reached a record $1,395,500 in July.

The REINZ stats for this area show a total of 82 sales for July, with nearly two thirds of these being Northlake and Sentinel Park sections which titled in July. This leaves us with a relatively quiet month of sales of 20 houses and eight sections/lifestyle blocks in and around Wanaka.


First National principal Lynette Winslow said prices in Wanaka itself started with a Northlake section at $217,391 for a 290m2 site.


“Perhaps this was an original sale because there is another sale in the stats for a 285m2 site at $305,000. And this is more consistent with the current asking price for a section of this size in this area,” Lynette said.


The first non-Northlake section sale was a 700m2 site bounding Kirimoko, which sold for $520,000.


A variety of Sentinel Park sections are represented with the top price being $295,000 for a 1002m2 site.


In Wanaka itself, house prices started at $740,000 for a brand new build in Northlake, and topped out at $2,290,000 for a spacious home near the lake. Of the 14 houses sold in Wanaka, only three of those sold (or 21 percent) were under $1.m.


“The median sale price for houses in Wanaka in July lifted considerably to $1,395,500, an all-time high,” Lynette said. “A jump of nearly 30 percent from June’s median of $1,085,000 - and an even bigger jump of more than 50 percent on last July’s figure of $897,500.”


The total dollar value of sales for July was $47.8m.


There are a lot of appraisals being completed at present and Lynette said this will hopefully lead to plenty of new listings in the spring.
