‘Incentivising developers to build more affordable homes’: Kiwibuild arrives in WanakaThe Northlake development will soon include 211 Kiwibuild homes.

The news that KiwiBuild is coming to Wanaka has drawn attention from all over the country.


Kiwibuild has 44,000 potential first home buyers already registered on its database interested in Kiwibuild homes in New Zealand.


Northlake plans to build 211 Kiwibuild homes in its subdivision off Aubrey Road, which will be priced between $575,000 (two bed, one bath) and $645,000 (three bed, one bath). The largest floor size will be 99m2, with the largest lots 304m2.


Kiwibuild is a government programme which aims to add 100,000 “affordable” homes to New Zealand housing stock in the next decade.


“The developer must build to within the KiwiBuild price caps but it is the developer, not KiwiBuild, who determines the price of each individual home,” a Kiwibuild spokesperson told the Wanaka App.


The government’s caps are $500,000 for a studio or one-bed home, $600,000 for two bedrooms and $650,000 for three. To be eligible for a Kiwibuild home, a single person must earn less that $120,000, and a couple $180,000, but they must have enough income and savings to fund their deposit and mortgage repayments, which are serviced privately.


At Northlake, Kiwibuild’s programme involved what it calls “Buying off the Plans” (BOTP), where it underwrites homes off plans led by the private sector or others.


“The developer, Winton [Northlake], submitted the plans in the first round of the BOTP’s Invitation to Participate,” a Kiwibuild spokesperson said.


The spokesperson said Kiwibuild has a series of criteria each developer must achieve with their proposals, such as they must have a proven track record for building on time and delivering the volume they’re promising.


“KiwiBuild is designed to stimulate and speed up the supply of affordable houses by incentivising property developers to build more quality, affordable homes, faster,” the representative said.


On its website, Northlake developers said, “Winton are thrilled that this will bring an additional 211 high quality family homes over two years to be occupied by hardworking, house-proud home owners, most of whom will be young Kiwi families. Winton believe the addition of these homeowners to The Village will be a huge benefit to the vibrancy of Northlake and welcomes them into the KiwiBuild ballot process.”
