More houses planned for Luggate A local developer has submitted a resource consent application to create an 83-lot subdivision in Luggate.

A proposed new subdivision could add more than 80 new houses to the Luggate township. 


Lake McKay Limited Partnership has made an application to Queenstown Lakes District Council (QLDC) to establish 83 residential lots about 500m northwest of Luggate township.



The developer said a mix of section sizes (between 600m2 and 2190m2) at the proposed Luggate subdivision would provide opportunities for more affordable housing.


“The subdivision integrates with existing infrastructure and is considered to encourage a built form outcome which will provide a healthy, desirable place to live,” the developers’ resource consent application said. 


“The subdivision proposes a range of lot sizes to ensure a mix of housing opportunities while providing for an opportunity for more affordable housing that can be appropriately serviced.”



Provision of active transport connectivity is provided in the application in the form of walking tracks and a large reserve is also proposed.

 

A recent Queenstown Lakes’ housing report showed the strain on housing in the district: it said demand for housing would likely increase by 16,300 dwellings by 2050 and there would continue to be a shortfall in lower cost housing.

The company has applied for a non-notified resource consent which is currently being vetted by QLDC.



A second application by Lake McKay Limited Partnership to undertake a three stage boundary adjustment (a form of subdivision involving two or more adjacent properties changing common boundaries) and subdivision on land off Main Road and Reid Avenue in Luggate was also approved earlier this year. This area includes the current/historic Upper Clutha Transport site.
